Tools to Use After Your Home Inspection

Home InspectorA home inspection can be overwhelming, your inspector just pointed out every flaw in your dream house and now you’re left wondering if you should run for the hills! When you work with a Criterium-Lalancette & Dudka engineer, we are here for you from start to finish and well into the duration of your home ownership.We encourage you to call us with any questions or concerns after you review your inspection report. Ask us if you don’t understand something in your report. Your engineer can help you prioritize between major and minor issues and recommend further consultation with another expert (master electrician, plumber, etc).

While your inspector can’t tell you, ‘Make sure the seller pays for this,’ he will give you his opinion on what needs to be accomplished prior to assuming ownership, within the first year of ownership, and what you need to budget for five to ten years down the road, in the maintenance plan section of your inspection report.

Because the condition of components can change at any time, we highly recommend you make at least one more visit to the property prior to closing. We include a pre-title checklist in your inspection report as a guide for this final visit. Double checking items like appliances, water heater, plumbing fixtures, heating unit, window screens, garage door opener, etc, is essential to ensure they are in the same condition as when the engineer conducted his inspection.

Your inspection report is a valuable tool that you will utilize for years to come. Items that the seller doesn’t repair prior to your closing will become your to-do list.
